Homebuyer Journey
1. Find Your Home
- Define Your Needs vs. Wants – Consider location, layout, size, and must-have features
- Set Your Timeline – Decide how soon you want to move to determine whether a Quick Move-In home or a to-be-built home is right for you
- Set Your Budget – Rules of thumb for total monthly payment:
- ~$9 per $1,000 with 3.5% down
- ~$7 per $1,000 with 20% down
- Explore Our Communities – Discover where Westfield Homes builds and find the right fit
- Browse Floor Plans – Compare layouts, elevations, and home designs
- Schedule Your Tour – Book an in-person appointment with the on-site sales consultant at your desired community so they can give you their undivided attention, or schedule a virtual appointment
- Plan for Selling Your Current Home – If you need to sell a property and already have an agent, create a clear plan for selling and closing prior to your new home closing. If you don’t have an agent, ask about Westfield Real Estate’s programs. Westfield Homes will complete a contingency review when evaluating your purchase agreement to confirm your plan is sound
2. Design & Purchase Your Home
- Choose Your Home & Homesite – Select your floor plan and your homesite
- Sign Your Purchase Agreement – Secure your home and provide your earnest money deposit (credited toward your down payment at closing)
- Start Your Financing Process – Get prequalified with our preferred lender to unlock better rates and closing cost incentives, and review your Loan Estimate.
- Lock Your Interest Rate – Our preferred lenders offer extended rate locks with float-down options for up to 180 days
- Select Your Design Options – Our homes include a high-end standard design package, so upgrades aren’t necessary. If you’d like to personalize further, you may choose from our curated designer upgrade packages. A 50% deposit for selected upgrades is due at time of selection and is credited toward your down payment at closing
- Conditional Loan Approval – Work with our preferred lender to achieve Buyer Approval within 30 days of contract, with only property conditions remaining for Clear to Close
3. Build Your Home
- Track Construction Progress – You’ll receive real-time updates through our Buyer Experience Platform (NoviHome), keeping you informed every step of the way
- Pre-Sheetrock Walkthrough (In-Person) – Your midpoint milestone, where you’ll see what’s behind the walls before drywall is installed. This is also the deadline for post-sheetrock upgrades and their required deposit
- Optional Third-Party Inspections – Buyers may complete inspections at their own expense prior to sheetrock and/or before closing. Coordinate timing with your superintendent, and provide reports well in advance of your in-person walkthroughs for review
- Pre-Closing Orientation (In-Person) – In-person review of your nearly finished home. Coordinate with your superintendent before scheduling a third-party inspection to ensure your home is ready
Important: Required in-person meetings (walkthroughs and closing) are scheduled Monday–Friday between 9 AM – 3 PM. No weekend appointments available.
4. Close on Your Home
- Prepare for Closing – Review your mortgage Closing Disclosure (CD) and finalize all closing details
- Complete Final Walkthrough (In-Person) – Ensure everything meets expectations prior to closing
- Provide Homeowner’s Insurance – Submit proof of insurance to your loan processor at least 2 weeks before closing
- Sign Closing Documents (In-Person) – Make it official and receive your keys
Important Planning Guidance:
- Avoid scheduling travel, major life events, large purchases, or new borrowing within 60 days before closing
- These can impact loan approval, walkthrough scheduling, and closing timelines
- Because construction timelines can shift, avoid scheduling major commitments within 30 days after closing
- Best practice: once you reach the pre-sheetrock stage (or earlier), keep your schedule flexible for up to 60 days after closing
5. Own & Enjoy Your Home
- Understand Your Warranty – Learn what’s covered and how to access support
- Maintain Your Home – Follow seasonal and routine maintenance tips
- Personalize Your Space – Add furniture, décor, and finishing touches
- Submit Your 11-Month Warranty Request – Provide a batched list of items through your Buyer Experience Platform (NoviHome) so we can efficiently address any concerns. Warranty and maintenance resources will also be available there for ongoing reference
- Enjoy Ongoing Support – We’re here for you even after closing
